How accurate is an instant home value estimate?
An instant estimate is a starting point, not a price. It works off average price per square foot in your town adjusted for condition, age, and acreage. It cannot see your kitchen, your road frontage, your creek, or the fact that the house behind you backs a commercial parcel. In Middle Tennessee, where one street can hold a 1948 farmhouse and a 2022 build, those details routinely move value 10 to 20 percent. Use the range to know the neighborhood, then get real comps.
What actually determines what my home sells for?
Three things in order: the last three genuinely comparable closed sales, your condition relative to those homes, and how you present it. Price per square foot alone is the most misused number in real estate — a finished basement, a detached shop, and a heated sunroom are not worth the same per foot as the main level, and buyers know it.
Does acreage add value in Middle Tennessee?
Yes, but not linearly. The first acre is generally priced into the house. Extra acreage adds real dollars in Williamson County and much less in Lewis or Hickman, and large tracts sell at a per-acre discount because the buyer pool shrinks. Road frontage, whether the land is cleared or wooded, and existing utilities matter more than raw acreage.
Is a valuation the same as an appraisal?
No. An appraisal is a licensed opinion of value ordered by a lender for a specific loan. What I give you is a broker's opinion of the price the market will pay right now, based on comps, current inventory, and how long similar homes are sitting.
