Which Middle Tennessee town should I buy in?

It comes down to four trade-offs: what your budget really is, how much land you want, whether school zone or drive time wins, and how soon you're moving. Williamson County towns like Franklin, Thompson's Station, and Leiper's Fork buy you schools and appreciation at a premium. Maury, Hickman, Lewis, and Benton counties buy you acreage and privacy for far less, at the cost of a longer drive. The quiz above weighs your answers against all ten markets I work in.

How does the match work?

Your answers are scored against real market data for each town — median price, working inventory range, drive time to Nashville and Cool Springs, school district, and how much acreage is realistic at that price. AI then writes the explanation in plain language and names the next step. Nothing you enter is required to see the result.

Can I get more land in Middle Tennessee than in Franklin?

Almost always. The same money that buys a half-acre lot in a Franklin subdivision buys real acreage in Hohenwald, Centerville, or Bon Aqua. The honest trade is schools and commute. If you work from home or you're retiring, that trade is often a clear win. If you have kids in elementary and a downtown office, it usually isn't.

Is the recommendation a hard sell?
