Which areas of Middle Tennessee does Mike Cimorelli cover?+

Mike works Franklin, Spring Hill, Thompson's Station, Leiper's Fork, Columbia, Centerville, Hohenwald, Dickson, Bon Aqua, and Camden — roughly a 90-minute radius from Nashville covering Williamson, Maury, Hickman, Lewis, Dickson, and Benton counties. Homes, farms, land, lake property, and estate transactions are all in scope.

How does Mike charge for representation?+

Standard buyer- and seller-side commissions in Middle Tennessee are negotiable and typically run 5–6% total for a listing, split with the buyer's broker. For buyers, representation is often paid by the seller through the listing agreement — there is usually no out-of-pocket cost to work with Mike as your buyer's agent. Every engagement is spelled out in writing before any showing or listing work begins.

I'm relocating from out of state. How does that work?+

Roughly half of Mike's business is out-of-state relocation. That typically starts with a phone or video consult to map out school preferences, commute, budget, and land needs, followed by a curated set of listings, on-the-ground video tours if you can't travel, and a full walkthrough of what a Tennessee closing actually looks like (no state income tax, attorney-optional closings, and dramatically lower property taxes than most coastal markets).

Does Mike work with first-time buyers?+

Yes. First-time buyers get the same process as everyone else — a lender introduction, a written pre-approval, a realistic budget conversation, and a paced tour schedule. THDA down payment assistance and USDA rural loans are both routinely part of the conversation for qualifying buyers.

Can Mike sell my property discreetly, without a public listing?+

For the right property, yes. Mike maintains an active off-market network for luxury, estate, divorce, and legacy sales where discretion matters more than exposure. Every off-market engagement starts with a private valuation and a clear written strategy — pocket listings are not the right answer for every property, and Mike will say so.
