The market favors sellers right now. That doesn't mean you can't win — it means you have to play differently.

Buying in a Seller's Market

A seller's market doesn't mean you should stop buying. It means you should stop shopping like it's a buyer's market. The houses are still there. The good ones just move faster, and the sellers have less patience for games.

Pre-approval is not optional. In a competitive market, a pre-approval letter is your ticket to the table. Not a pre-qualification. A real pre-approval from a lender who has reviewed your credit, income, and assets. Sellers and listing agents can tell the difference, and they will choose the buyer who can prove it.

Speed beats lowball offers. The best properties often accept an offer within the first 48 hours. If you see something that checks your boxes, you need to move that day. Sleep on it, and you'll be sleeping on the couch while someone else signs the contract.

Write a clean offer. Contingencies are leverage. In a seller's market, every contingency is a reason to pick another offer. Shorten your inspection window. Make your financing as airtight as possible. Avoid asking for personal property the seller didn't offer. The cleanest offer usually wins, not the highest.

Be strategic with inspections. You still need an inspection. But think of it as a safety check, not a negotiation tool. Ask for the big stuff — structural, safety, systems. Don't nickel-and-dime a seller over a $200 faucet or you'll lose the deal.

Know your walk-away number before you need it. Competition makes people emotional. Decide your max price before you tour, and write it down. If a bidding war pushes past that number, you have permission to walk. There will be another house. There always is.

A seller's market rewards the prepared buyer. Get your financing done, know your criteria, and move with confidence. The house you want is out there — but it won't wait for you to get ready.
