Franklin has a wide luxury market. There are $800K homes and $15M homes inside the same city limits, and the buyers rarely overlap. If you're shopping at the top, these are the seven neighborhoods that drive the numbers.
1. Laurelbrooke. Gated. 240 acres. About 300 estate homes on parcels from 1 to 5+ acres. Custom builders, mostly stone-and-brick traditional and transitional. Current range: $2M–$6M. Best-in-class homes with pools, guest houses, or view lots clear $7M+.
2. Governors Club. Straddles the Brentwood/Franklin line. Arnold Palmer signature golf course. Gated. Estate homes on golf frontage or wooded interior lots. Current range: $1.5M–$5M, with the largest custom homes clearing $8M+.
3. Westhaven. Master-planned traditional-neighborhood-development on 1,500 acres west of downtown. Golf, clubhouse, private lake, and dense walkable pockets alongside larger estate sections. Current range: $800K entry cottages to $4M+ custom estate homes.
4. Old Hillsboro Road corridor. Not a neighborhood — a road. But the stretch from Franklin toward Leiper's Fork holds some of the most valuable land in Tennessee. Estate properties on 10+ acres regularly trade $4M–$12M and up. Almost none of it lists publicly.
5. Del Rio Pike / Southall Road. The horse country west and southwest of downtown. Working farms, restored antebellum estates, and modern equestrian properties. 20+ acre parcels trade $3M–$15M depending on improvements, water, and pasture.
6. Fieldstone Farms. Larger established master-planned community, more traditional country club feel. Family-heavy. Current range: $700K to $2.5M, with the largest homes on the deepest lots pushing $3M+.
7. Berry Farms and McEwen. Newer luxury developments south of downtown, mixing townhomes, condos, and single-family with walkable retail. Current range: $600K townhomes to $2M+ single-family homes.
How the top of the market actually works in Franklin. The truly high-end sales — the $5M+ properties — often don't hit the MLS. They trade through a small circle of agents who know the sellers, and inventory turns over in weeks when it does surface. Public listings are the tip of the iceberg.
