Laurelbrooke is one of the first names on the list when a buyer asks about Franklin estate homes. It has held that position for 25 years and shows no sign of losing it. Here's why.

The setting. 240 acres of rolling wooded terrain about ten minutes north of downtown Franklin, off Old Hickory Boulevard. The community was planned in the late 1990s and has been building out custom homes ever since. Roughly 300 homesites, most on 1 to 3+ acres, with a handful of larger 5+ acre parcels.

The gate. A staffed 24-hour manned gatehouse — one of the few in the region — with permanent, not part-time, security. That level of privacy is a genuine differentiator against most 'gated' subdivisions where the gate is decorative and the code is on Reddit.

The homes. Almost entirely custom-built, mostly traditional and transitional. Stone-and-brick facades, deep lots, mature landscaping. Newer sections trend toward modern farmhouse and contemporary transitional. Very little cookie-cutter product; each home was drawn for its site.

Amenities. Clubhouse, pool, fitness center, tennis courts, playground, and a walking trail system that threads the community. HOA is meaningful but proportional to what it maintains.

Pricing (mid-2026). Entry-level Laurelbrooke starts around $2M for smaller homes on the more interior lots. Most sales sit in the $2.5M–$5M band. The largest custom estates on premium lots clear $6M–$8M+. When a truly special property surfaces — pool, guest house, long views — it can push past $10M.

Who buys here. Nashville professionals who need Franklin schools, private industry executives, sports and music industry, and a steady stream of relocations from the coasts. The demographic skews family, but the pockets nearest the amenities also attract downsizers who don't want to leave Williamson County.

The catch. Inventory is thin. In a normal quarter, Laurelbrooke might have 6–10 homes actively listed. When a sought-after floor plan or lot comes up, it moves quickly and often quietly. If you're waiting for the perfect one, plan to move fast when it appears.
