The Grove sits in College Grove, about 15 miles south of downtown Franklin. It is one of the newest of Middle Tennessee's true luxury communities — planned in the mid-2000s, delayed by the financial crisis, and finally hitting its stride in the last decade. It has quietly become one of the most desirable addresses in Williamson County.

The land. 1,100 acres in the rolling hills of eastern Williamson County. Long views. Mature hardwoods left in place around home sites. A 200-acre nature preserve threaded through the community. Homesites range from just under an acre to over 5 acres.

The course. Greg Norman signature design. 18 holes. Consistently ranked among the top private courses in Tennessee. The routing is genuinely difficult — Norman used the terrain rather than flattening it — and the practice facility is one of the best in the region.

The club. Private, invitation-driven. The clubhouse, fitness center, tennis and pickleball courts, and family pool complex all opened after the ownership group stabilized in the 2010s. Membership is required for residents in most of the community's neighborhoods.

The housing. Custom-built almost exclusively. Traditional Southern, transitional, and modern farmhouse dominate. Current range: $2M–$6M for standard estates on 1–2 acres. $6M–$12M for larger custom homes on the premier golf-view or long-view lots.

Who lives there. A mix of Nashville business owners, executives who commute to Cool Springs, retired professionals who moved from the coasts, and country music industry — the drive from Music Row is manageable but the privacy is real.

The trade-off. You are 25 minutes from downtown Franklin, 45 minutes from downtown Nashville, and an hour from BNA. In exchange you get scale, privacy, and a golf community that plays like a private club because it is one. For buyers who prioritize peace over proximity, that trade is easy.
